HOUSTON - May 25, 2010 – UGL Equis represented Pima Medical Institute (PMI) in their lease acquisition of a new West Houston campus facility they plan to open in September it was announced today.
Established in Tucson in 1972, PMI is one of the premier medical career colleges in the western United States. PMI is a private, family- owned, accredited school dedicated to providing students with a well-rounded education that includes training on-site at medical facilities.
Pima Medical Institute operates 13 other campuses in Albuquerque, N.M.; Tucson and Mesa, Ariz.; Denver and Colorado Springs, Colo.; Seattle and Renton, Wash.; Las Vegas, Nev.; and Chula Vista, Calif.
PMI has been a UGL Equis client since 2006.
UGL Equis Senior Vice President James Wachholz in the Company’s Denver office worked with Senior Vice President William Wolff of the Houston office to identify an optimal location nearest the Memorial Hermann - Memorial City Healthcare Campus at Gessner Road & and I-10, in West Houston.
From the early site selection phase through the signing of the final lease agreement PMI was most interested in securing a facility nearest the hospital complex with great visibility and one that would satisfy current staffing needs and future growth opportunities, with a favourable lease term.
After a careful market survey and demographic analysis, the Team identified the Katy Freeway Retail Center I in the West Houston submarket with excellent surface parking, and 17,000 s.f. of space formerly utilized by Memorial Hermann as a training center for radiology. The entire 42,297 s.f. free-standing former retail property will be converted into a teaching facility and will be ready for occupancy following completion of the build-out by PMI in September.
PMI secured a long-term lease agreement and was finalized with the landlord representative Loch Cook, Director of Retail Properties at MetroNational Corporation, the building owner. “We were able to meet PMI’s expectations while uncovering a hidden gem with terms favourable to PMI’s image and footprint,” commented Mr. Wachholz. “The challenge was finding the optimal location with great visibility, access, and near other major amenities. Getting close to Memorial Hermann was an added bonus as this property is located only a block away.”
The final terms of the agreement were not divulged.
