Adult Daycare Provider Aim Higher expands into Northern California

SACRAMENTO, CA, April 22, 2010 – Aim Higher, Inc., a provider of adult day care services for individuals with developmental disabilities, has expanded its network of campuses into three key California locations, it was announced today.

Headquartered in Roseville, CA, Aim Higher engaged the Sacramento office of UGL Equis under the direction of Senior Vice President Mark Hefner to identify optimal site locations for a targeted expansion into three new markets: Covina, Fairfield and San Jose. The prevailing tenant market and the down economy presented the optimal opportunity for Aim Higher to implement its planned growth strategy.

After an extensive market survey and facing the larger challenge of overcoming the tight approval timeframes for securing a Conditional Use Permit and the necessary State licenses, Mr. Hefner negotiated three lease agreements at:

(1) 324 Campus Lane, Fairfield, a 5,733 SF adaptable space, single-story facility, part of a former call center, which yielded the necessary restroom core for its operation. UGL Equis expedited the approval process with direct negotiations with the City and the permits were secured in less than half of the standard time. Negotiations were concluded with Brooks Pedder of Colliers International, representing the owner, 88/12, a California limited partnership of the Garaventa Family.

(2) 90 Great Oaks Boulevard, San Jose. This is a 5,600 SF space in a two-story building. The landlord, 90 Great Oaks Boulevard, LLC, was represented by Linda Fox Mighdoll of LFM Properties. The lease was secured with a landlord experienced in leasing to similar healthcare providers. Mr. Hefner was able to secure a below-market rate for this prime corner space.

(3) 440 S. Citrus Avenue, Covina, 4,072 SF of office space located at a prime corner in the city. The landlord is Four “S” Joint Venture, LLC, and they were represented by their Managing Partner, Jim Smirl. This landlord was also experienced in leasing to similar healthcare providers. UGL Equis secured for the client a low base rent with a generous tenant improvement allowance.

Final terms were not disclosed. Aim Higher will take occupancy at each of the three locations in Q2 & Q3 of 2010.
